Leasing Only Services

For the cost of One Month's Rent ($1,000 minimum) we will screen rental applicants for you and find you the perfect tenant for a simple flat fee! Our low cost Leasing deal includes:

  • Taking quality digital photographs of the Unit
  • Advertising on over 30 different online platforms
  • Prequalifying prospective applicants
  • Showings / open houses
  • Processing of applications, including:
    • National background checks
    • Credit checks
    • Landlord references
    • Employment verification
    • Income verification of at least 3x rental amount and no evictions
  • Pre-move-in inspection with photos documenting condition of unit and tenant sign-offs
  • Lease explanation and signing
  • Collection of security deposit and first month’s rent

Full Service Property Management

$150 per month for a Single Family unit – 10% per month for a portfolio of properties, which varies by zipcode.

Our services include:

  • Collecting rent and making deposits on behalf of owner
  • Accounts payable and monthly financial statements
  • Tenant relations
  • Five-day notices and/or Breaches of Lease
  • Periodic inspections scheduled and completed by maintenance staff
    • Changing furnace filters
    • Checking smoke detector batteries
    • Checking for gas, water and sewage leaks
    • Overall inspection of unit
    • Quarterly inspections at maintenance rates
  • Professionally maintain property
  • Maintenance approximately $65-$75 per hour
  • 10% vendor markup (includes managing contractors, ensuring satisfactory work and accounts payable)
  • Emergency calls: 24 hour emergency line with troubleshooting services by property managers and maintenance technicians
